1. When you have a found your perfect home, you can make an offer with your agent. If you have any special requests that you would like to be considered as part of your offer then this is the time to let us know so we can relay that onto the landlord for consideration.
2. Once your offer is accepted then you would need to place a holding deposit with us to secure the property for you. Should everything proceed satisfactorily then this amount will form part of your total security deposit on the property as per your tenancy agreement. We protect your deposit via MyDeposits (government approved deposit protection scheme).
3. We will send you an email requesting information and documentation so that referencing checks can be conducted on you. The quicker you provide all the requested information/documentation, the faster the referencing process.
4. When satisfactory references are obtained, we will begin drawing up the contracts and sending them to you for initialling and signing. You will need to pay the outstanding sums due at this point (this would be the rent due and remaining balance of the security deposit in line with your tenancy agreement) – a breakdown will be provided to you to help you understand how the sums have been calculated. Once funds are received in full we will inform the landlord who will then also initial and countersign the same tenancy agreement legally binding it.
5. We will then arrange a meeting for the handover of the keys and provide you with contact details in case of any issues during your tenancy.
6. Move in and enjoy your new home!
